Financing Sandpoint Real Estate for lower incomes

Lower Income Financing is available for purchasing Sandpoint Real Estate through USDA.

It’s amazing how few people have heard uf USDA loans. These loans are for people who have a steady income and pay their bills on time, but don’t generally make enough to afford buying a home with conventional loans. They even have an online worksheet that will give you an idea if you might be eligible. The more dependants you have the more you can make, so it is surprising who can qualify. You can go to http://eligibility.sc.egov.usda.gov/eligibility/incomeEligibilityAction.do to find if you may be eligible or check with your lender. If you can qualify for a Direct USDA loan that allows you to bypass working through a lender and you can save quite a bit of money on closing costs. If you qualify for Guaranteed USDA loan you must go through a lender. But either way, these loans are 100%, no down required, and you can roll your closing costs into the loan if the house appraises high enough to cover it. I have closed several home sales with these loans in the Sandpoint & Bonner County Idaho area. In fact my son was just qualified by his lender to go Guaranteed and is now in the process of searching for the perfect home.This is great for Retirees and First Time home-buyers alike!

We are so lucky in Sandpoint Idaho to have a great hospital, and several amazing physicians in our community. My husband just had shoulder surgery from a work related accident, that caused extensive damage. We had our choice of good Orthopedic Surgeons and the staff at the hospital were truly fantastic. Fortunately we live in beautiful North Idaho, where the quality of life offers so much in the way of outdoor activities and scenery, that we can attract such great physicians and nurses…. This supports growth of our community, not just for Real Estate in Sandpoint, but in all areas of business!

After just returning from sunny Sun City West in Arizona I can see why my parents like it there in the winters. We enjoyed golfing, Bocce Ball and more outside in the warm sun. But there’s nothing like coming home to Sandpoint Idaho where there’s great winter activities, amazing views and relatively no traffic. I think Sandpoint is the perfect balance for snowbirds like my parents, who come to enjoy the beautiful mountains, the lake and warm weather in the summers!

Tax Credit Not Just For First Time Homebuyers

We’ve heard a lot about the first time home buyer tax credit and some folks still don’t realize the tax credit now includes EXISTING homebuyers with certain qualifications. Yes, if you’ve occupied a home for five consecutive years out of the last eight years, you could qualify for a tax credit and make that long awaited move to Sandpoint or Coeur d’Alene, Idaho. The credit amount is figured on 10% of the home’s sale price with the maximum tax credit being $6,500. The maximum sale price of the home can’t be over $800,000. There are also income caps, but this, too, has been increased in order to qualify more home buyers.

The tax credit does not have to be repaid unless the home, at any time in the first 36 months, is no longer your primary residence. The deadline to take advantage of this one time tax credit is April 30, 2010 to have a home under contract and closed no later than June 30, 2010. There is still time, but the clock is ticking. We have a lot of good deals on real estate here in North Idaho just waiting for those folks who want to take advantage of the stimulus tax credit. Coeur d’Alene has a lot of inventory under $200,000 and Sandpoint has its charm and good deals as well.
